Overall great experience! Was referred by a friend as I am purchasing my first home & was trying to decide which company to use. I called in to get a quote & the woman I spoke with was very nice & able to answer all my questions. I called back to book & spoke with the same woman who was again very kind & they were able to get me in very quick due to a short option period. Pricing wise, they were one of the cheaper options I spoke with ($395) but my goodness they were thorough.

I informed them at the time of booking that I wanted to meet with the inspector to go over everything & they gave me a time during the inspection to show up. The day of my inspection, the woman (I'm sorry, I still cannot recall her name) called & let me know the inspector had about 30 minutes left so I could head that way which was great!

Now onto what most people care about... My inspector was Kory & he was fantastic!!! As previously mentioned, this is my first time purchasing a home & despite my dad having been a general contractor, I know next to nothing about anything outside the aesthetic side of a home (I'm just a girl, okay?). Kory took the time to explain all his findings at a level I could understand so I felt confident in my next steps with this home. Don't let the low price tag fool you, he was sooooo thorough & even used a drone to look at the roof for no added cost. Less than 3 hours later, I had a copy of the inspection & thanks to Kory's explanation of everything, I was able to review & call my realtor with confidence about what I wanted done to the house to continue with my purchase.

Thank you Kory & 1st Rate for your help making sure I understood everything about the home I am buying & was able to make sure the necessary items were repaired prior to my purchase!

I had my house inspection done with 1st rate inspection and Eligio did a great job! He was thorough with the inspection, gave some recommendations and explained to us how some items work in our new house. At the end of his inspection he gave us a summary of the findings and sent us a report with details and pictures.

I chose this company to inspect my home due to all of the positive feedback received on Google reviews. 1st Rate completed a general home, termite, and mold inspection on the entire home. Chris and Robbie were very thorough, allowed me to walk with them during the entirety of the inspection, and explained any questions I had during the inspection. They are pricier than competitors, however I am still glad I picked these guys over the others. They caught several pricey items that I was able to negotiate with the seller to fix before we moved in. I could not be more thankful for the quality of service they provided us!
